Appliance Installation And What Goes Wrong
A new appliance arrives with a delivery team whose job is to put it in the room. Connecting it is a separate job, and it is where the failures come from.
The three connections
Most appliances need one or more of water, waste and power. Each has its own trade and its own way of going wrong.
Water. A flexible hose to an isolation valve. The hose has a life, the valve has to work, and the connection has to be tight without being overtightened.
Waste. A drain hose into a trap or standpipe, at the right height, with an air break so dirty water cannot siphon back into the machine.
Power. A dedicated circuit for anything with a heating element. An oven, a cooktop and a dryer all draw heavily, and the existing point is frequently not rated for it.
What actually fails
The flexible hose. Burst flexible hoses are one of the most common causes of internal water damage in apartments. They perish, and they fail without warning, at full mains pressure, often while nobody is home. They have a service life and it is shorter than most people assume.
The drain hose position. Too low and the machine siphons continuously, so it never fills properly. Not secured and it works its way out of the standpipe, which puts the whole cycle on the floor.
No isolation. The appliance is connected to a valve that does not turn, so any future work means shutting the building. This is the [isolation valve](/blog/isolation-valves-and-why-a-building-needs-them) problem arriving through the laundry.
Overloaded circuits. A new oven on an old circuit shared with other loads trips the breaker, or worse, runs warm and never trips.
No level. A washing machine out of level walks across the floor on spin, and in an apartment the neighbours below hear every cycle.
The appliances that cause the most trouble
Dishwashers, especially retrofitted into a kitchen that never had one. That is a cabinet modification, a water tee, a waste connection and usually a new power point. Ovens and cooktops. Heavy loads, cabinet clearances that matter for heat, and gas where it applies. Getting the [oven and cooktop](/blog/oven-and-cooktop-repair-or-replace) decision right also means checking what the existing circuit can carry.

Washing machines and dryers, which combine water, waste, power and vibration in the smallest room in the apartment.
What a proper installation includes
Isolation checked and replaced if it does not turn cleanly.
New hoses rather than the old ones reused. Old hoses on a new machine is the false economy that floods a unit.
The connection tested under pressure and watched, not connected and walked away from.
A full cycle run before anyone leaves, with the connections checked again at the end. Most leaks appear under pressure and movement, not when the machine is sitting still.
Levelling and securing, so it does not move.
Certification where the work requires it, for electrical and gas.
Why this matters more in an apartment
A leak in a house damages that house. A leak in an apartment damages the apartments below, and it becomes an insurance claim, a strata matter and a repair in somebody else's home.
