Make-good and interiors: cabinetry fit-off, wall and ceiling repairs, sealing and patching, and the hundred small jobs a property throws up between trades. Scope is interiors and refresh, never new builds. This is the connective layer that hands the space back looking untouched, and where a standard higher than your own shows up most, because it is the work that is easiest to rush.
Carpentry
Doors, timber and joinery that sit right and stay right.
Doors, skirting and architraves, timber repairs, joinery and second-fix carpentry, delivered by the same accountable team that handles every other trade in the building. A door that will not close or a run of damaged skirting is never its own vendor hunt; it is one line on the same list. The work is measured, fitted and finished so it reads original, and the hardware works the first time and every time after.
Tiling
Laid once, level, and finished clean.

Floor and wall tiling, re-tiling, grouting and silicone, delivered by the same team that owns the plumbing and the membrane beneath. Tiling is the finish a tenant or buyer actually sees in a wet area, and it is only as good as the substrate and falls underneath it, which is exactly why one hand that reads the whole build-up sets it right before a single tile goes down.
Waterproofing

Wet-area waterproofing, the trade under the trades, and the clearest proof of the all-trades standard. A leaking shower sits on the seam of three trades, the plumbing, the tiling and the membrane underneath, and when three vendors attend, none owns the outcome. Painting & Flooring

The paint and the floor are the part a tenant or buyer actually sees first, so their sequencing matters out of proportion to their size.
