Basement Carpark Drainage And Sump Pumps

Water in a basement cannot run downhill to the street, because the basement is lower than the street.

So it has to be pumped out, and that pump is the only thing standing between a dry carpark and a flooded one.

Where the water comes from

Rain coming down the ramp, which is the biggest volume and the fastest. A grated drain across the top of the ramp is the primary defence, and it is the thing most often full of leaves.

Groundwater through the walls and slab, which is constant and slow in most Sydney basements and heavy in some.

Cars bringing water in, which is minor and steady.

Leaks and burst pipes, which are occasional and can be very large.

Air conditioning condensate, which is small, continuous, and surprisingly often plumbed into the sump.

The system

Surface water reaches grated drains, which run to a sump pit. A pump, or a pair, lifts it to the sewer or stormwater connection at street level.

A float switch starts the pump. A second pump, where there is one, provides redundancy and shares the duty.

Everything in that chain is a failure point, and the whole chain is out of sight.

How it fails

Blocked grates. Leaves and silt. The cheapest failure and the most common.

Silt in the sump. Over years the pit fills with sediment, which reduces its capacity and wears the pump.

A stuck float switch, frequently held by debris or a bag. The pump never starts, and there is no indication until the water is up.

A failed pump with no second pump, or a second pump that has not run in years and will not start when it is needed.

A blocked or seized non-return valve, which lets pumped water fall straight back into the pit. The pump runs continuously and the level never drops.

A power failure during the storm that caused the water. Worth thinking about in a building where a flooded basement means flooded plant.

Nobody notices until it matters

The defining problem with a sump system is that a single working pump makes a failed second pump invisible.

Which is why a basement floods the day the working one fails, not the day the spare did.

The answer is a high level alarm that reports somewhere a person actually sees, and a test regime that runs each pump separately and confirms both work.

A maintenance interval that works

Grates and ramp drains cleared quarterly, and before the storm season.

Sump pit inspected and desilted annually. Both pumps run and tested individually. Float switches checked. Non-return valves checked. Alarm tested by lifting the float, not by pressing a test button.

That is a short annual visit against the cost of pumping out a carpark, replacing a switchboard that sat in water, and dealing with a dozen damaged cars.

The other basement water problem

Water coming through walls and construction joints is a waterproofing question rather than a pumping one, and it shows up as efflorescence and damp patches rather than pooling.
