Carpark And Driveway Maintenance
A basement carpark takes more traffic than any other common area and gets the least attention until something stops working.
The failures are predictable and most of them start with water.
Water is the main event
A basement is a hole in the ground, and the ground around it holds water.
Slab leaks. Water coming through the ceiling of a carpark is water coming through the floor of whatever is above, usually a courtyard, a driveway or a planter. It is a waterproofing failure and patching the ceiling does nothing.
Wall seepage. Water entering through the basement walls, often at construction joints. In older buildings this can be constant.
Drainage and sump pumps. Every basement has a low point with a pit and a pump. When the pump fails, the basement floods, and pumps fail without warning. Testing the pump and the float switch on a schedule is one of the highest-value checks in a building.
Blocked grated drains. Leaves, silt and rubbish. A blocked drain at the bottom of a ramp turns the entrance into a pool in the first heavy rain.
What water does to the structure
Concrete in a basement contains reinforcement, and reinforcement corrodes when water reaches it.
The visible symptoms are rust staining on the soffit, cracking that follows a reinforcement line, and eventually spalling where a piece of concrete falls away. That last one is a safety issue over parked cars and it is the point where the repair becomes expensive.
Rust staining on a carpark ceiling is worth reporting early. It is one of the few maintenance issues where acting a year sooner changes the cost by an order of magnitude.
The roller door
The single most complained about item in most buildings.
Motors and openers wear out, and they fail at the worst time. Servicing on a schedule is far cheaper than an emergency call with residents locked out.
Springs and cables carry the door weight. A broken spring is dangerous and it stops the door immediately.
Safety sensors are the item most often disabled after a fault rather than repaired, and a door with no obstruction detection is a genuine hazard.
Remotes and access. Lost remotes accumulate, and a building with no way to cancel one has an open carpark. This is the same argument as fobs on the front door.
Surfaces and marking
Line marking fades under tyre wear and it is what stops people parking across two bays. Repainting is cheap and it removes a recurring dispute.
Bay numbering matters for the same reason.
Surface repair. Potholes and spalled concrete at the ramp and the entry, where water and turning traffic concentrate.
Ramp grip. A wet, smooth, steep ramp is a hazard for pedestrians and for cars. Non-slip treatment is a small job with real liability value.
Lighting
Carparks are lit continuously, which makes them the largest lighting load in most buildings.
Replacing older fittings with LED reduces that materially and reduces the number of lamp replacements. Adding sensors so lighting drops to a lower level when the space is empty saves more, and it has to be designed so the lighting never goes fully dark.
Emergency lighting and exit signage apply here as they do everywhere else, and the carpark is where they are most often found failed.
The schedule worth holding
Quarterly: drains cleared, sump pump tested, roller door serviced, lighting checked.
Annually: line marking assessed, surfaces inspected, soffit checked for staining or spalling.
Immediately: any water ingress, any rust staining, any door safety fault.
