Switchboard Upgrades In Older Buildings

Most older buildings around here have a switchboard that was correct when it was installed and is now carrying far more than it was designed for.

Kitchens have more appliances. Every room has more devices. Air conditioning went from rare to normal. The board did not change.

What tells you it is time

Tripping that keeps happening. An occasional trip is the safety system doing its job. Repeated tripping, especially when nothing unusual is running, means the board is at its limit.

Ceramic fuses. If the board still has rewireable fuses rather than circuit breakers, it is old enough that it predates modern protection entirely.

No safety switch. Circuit breakers protect the wiring. A safety switch protects the person. A board with breakers but no residual current device is missing the part that matters most for personal safety.

Warmth or discolouration. Any heat, browning or burning smell around a board is not a maintenance item. That is a stop-and-call-someone item.

Why it is not only about capacity

An upgrade is often framed as making room for more appliances. That is part of it, but the safety half is the more important half.

Older protection was designed to stop wiring catching fire. It was not designed to cut power quickly enough to protect somebody who touches a live part. Modern protection does both, and on a rental property that difference carries obligations as well as risk.

What the work involves

The board is assessed first, including what condition the wiring behind it is in, because a new board on deteriorated wiring solves half the problem.

Circuits get separated properly, so lighting, power, kitchen and any air conditioning sit on their own protection rather than sharing. That alone removes most nuisance tripping, because the tripping is usually the result of too much sitting on one circuit.

Safety switches go on the circuits that need them. The board gets labelled properly, which sounds minor and matters a great deal the next time something goes wrong.

Power is off while the work happens. On an occupied property that gets scheduled around the people living there rather than the other way round.

In apartments

Apartments add a layer, because the board in the unit is only part of the picture. There is common property switchgear as well, and the boundary between what an owner controls and what the building controls is not always obvious.

Sorting out which side a fault sits on before booking anyone is the difference between one visit and a series of them. It is the same problem as any fault sitting on a seam, just between an owner and a building rather than between two trades.

Repeated tripping is information. It is the system telling you something is beyond what it was built for.

Have the board assessed rather than resetting it each time. Resetting works right up until the moment it does not.
